建筑施工合同 甲方： 乙方： 根据《建筑法》、《经济合同法》及有关法律法规，甲、乙双方在平等互利、公平合理、诚实信用的原则下，经协商，就甲方修建私人住宅的工程承包事宜达成以下协议： 一、工程名称：私人住宅，砖混结构。 二、工程承包价为680元/平方米(按国家规定建筑面积计算)。 三、承包方式：乙方包工包料，本合同一次性包死合同价，在发生任何物价涨跌情况下，均按本合同价执行，乙方总包人工、建材、周转材料、机具设备及辅材等。 四、承包范围：乙方根据甲方提供的施工草图，严格依照《建筑法》、《建设工程质量管理条例》、《中国工民建建筑标准》执行，保质保量完成本合同工程承包的全部工程内容。 五、合同工期： 六、工程内容及要求： 1、基础开挖深度、宽度以现场土质情况及图纸确定，基础施工含基础槽开挖、砼浇筑和土方回填、夯实； 2、房屋建筑高度为二层三层均为铺好地坪后净高3米；
3、乙方所购建筑材料必须符合相关规定，所用钢筋全部为国标钢材，砼所用骨材为青碎石，砂为中砂河砂，水泥为大地325#水泥，所有浇筑砼（圈梁、楼梯、立柱、现浇板、地坪、屋面等）标号不得低于25#，建房用砖符合标准，砌砖砂浆不低于#，内外抹面砂浆不低于10#，砼养生均需覆盖洒水养生； 4、现浇板钢筋均采用ф12钢筋（卫生间、厨房现浇板钢筋采用ф8钢筋），纵横间距10厘米，客厅及北卧室现浇板需设上下对应纵横加强钢筋（ф12钢筋）。现浇板砼厚度不低于12厘米； 5、一层地坪厚度不低于15厘米，二层、三层地坪厚度为5-8厘米； 6、卫生间设防水墙； 7、屋面均采用人行屋面，女墙高度不低于1.2米，屋面排水按相关要求设置，并做好防水； 8、内外墙粉面平整竖直； 9、楼梯安装不锈钢扶手。 七、质量要求 达到施工规范规定的验收合格标准，在施工中达不到质量要求的，乙方返工重做，所造成的材料、人工损失乙方负责赔偿，乙方所购原材料均须达到合格要求，自觉接受甲方监督，杜绝不合格材料用于建筑，工程未交付前，乙方负责工程的成品保护，发生损坏由乙方负责修复，费用由乙方承担。
